Another key aspect to the story is that husband Tim is an army veteran, and just as he and wife Kristen are starting the process to get the business reopened for the upcoming season… he is being deployed 6,000 miles away to support his Country!

For the Washington Township Bruster’s it was opened originally around 2007/8 by an out-of-state owner who was looking for a fun community investment. Around 2021 the business was put up for sale.
Two different car wash operators saw the property as potential for expanding their businesses. One was approved and changed their plans, and another had a meeting set looking for approval, but then cancelled it.
I always say there’s something special about the residents of Washington Township and their love for the town… Evidenced by how many “Township” residents choose to open businesses in their hometown! It’s at a level that few other South Jersey small towns can match.
Washington Township residents Tim and Kristen Sorrentino are the new owners of Bruster’s Ice Cream located on Greentree Road.
Tim is a lifelong Township resident who grew up in town, and after he and Kristen married… they both decided that Washington Township was the perfect community to raise their family in.
Kristen is from Burlington County and the couple met while both attended Rowan University.
I had a chance to speak with Tim this morning who is currently in another part of the county as part of the Army National Guard. Tim loves his country as much as he loves Washington Township, served in the Army, and will soon be deploying with the Army to a foreign country.
First off, you may have caught on already that I have only really been referencing Bruster’s.
Tim tells me that with the reopening of the business, Nathans Hot Dogs will not be part of the offerings.
While we all considered the Greentree Road eatery one business, there are actually separate costs to operate both brands and in looking at the numbers, the couple decided to focus only on Bruster’s.
The timing is not set yet, but obviously they hope to be open sometime during this Summer.
While Tim absolutely is proud to serve his country when needed, his deployment will likely make things a little more challenging for the couple, as Kristen picks up a larger share of the startup responsibilities.
I really appreciate Tim reaching out to me to allow me to share the news particularly when this is very early in the process.
So early in fact, Kristen still needs to attend the Bruster’s franchise training which includes classes on the entire business of Bruster’s, from operating all of the ice cream equipment to the business side aspects as well.
And even with an existing building in place, the Washington Township couple have identified several areas that they will be upgrading.
Tim tells me overall the building is staying the same as you would expect, but they will be adding a new top awning wrap featuring just the Bruster’s name.
A larger effort will be the installation of a menu board, which is expected to be a more modern digital screen style sign which will be easier to update, and can switch over to feature specific products. The new menu board, point-of-sale system, and online ordering are likely to be integrated.
Additionally, with the business closed for last season, the landscaping and other maintenance items need to be addressed.
I really enjoyed my conversation with Tim and I look forward to meeting his wife Kristen. I’ll be back to let folks know when they are opening, and maybe a livestream or video!

The location for the new store will be on the Black Horse Pike, taking over the former Burlington Store building (Burlington relocated to a smaller location in town). As a point of reference, Washington Plaza is also home to Esporta Fitness and TGIFridays.
Floor & Decor should make an excellent addition to the center… they are more than just a flooring product store, they are a WAREHOUSE of flooring products. At 65,000sf the new Floor & Decor store will be about the same size of Bottino’s Shoprite in town, and more than half the size of the local Home Depot… but consider Floor & Décor only sells flooring products!
From their website; Floor & Decor is a leading specialty retailer of hard surface flooring, offering the broadest in-stock selection of tile, wood, stone, related tools and flooring accessories at everyday low prices. They were founded in 2000 and headquartered in Atlanta, Floor & Decor
They now have over 200 stores, but have been on an amazing growth streak.
Back in 2016 they were excited to announce they had grown in 5 years from $277 million to $772 million in revenue. Today? For 2023 they expect to announce EOY sales of over $4.4 billion!
They currently have a South Jersey location in Moorestown which opened in the fall of 2016, but it seems the company has their sites set on New Jersey for growth. Within the last 9 months they have opened locations in Springfield, Avenel, Princeton and Ocean Township.
For the planned Washington Township location, this is an excellent addition to the Black Horse Pike corridor which amidst several new developments and openings, has also faced it’s share of challenges. So a large retail tenant taking over an empty space in the Washington Plaza shopping center is a big win.
Directly across the Pike, another large retailer moved in back in 2019, with AtHome taking over the former “The Dump” building.
Floor & Decor is looking to move into the Washington Plaza shopping center which is at the base of the Washington Township segment of Black Horse Pike. TGIFriday’s restaurant sits at the front of the shopping center, and ESporta Fitness is another large tenant in the center.
As mentioned, Floor & Decor will be moving into a building which was previously home to a Burlington store. Burlington relocated to a smaller location still in Washington Township, but up the road a bit.
The building’s total square footage is about 90,000 square feet and Floor & Decor will be taking 65,000 of that. The remaining 24,000 square feet will be available for other tenants to rent.
It appears they will be taking the rightmost side of the building which includes the traditional retail store entrance.
The location at the start of Washington Township’s Black Horse Pike commercial district could prove to be a very smart move, as it would be easily accessible by Washington Township residents, as well as surrounding communities such as Gloucester Township, Deptford, and more.
Clearly a retail store opening in an existing retail building is a perfect match for zoning. That being Floor & Decor do need to appear before the Washington Township Planning Board (Feb 20th) as they are making some modifications to parking and signage.
The excellently written public notice states that the applicant proposes limited updates to the existing vestibule, as well as modifications to the entrance feature, repainting of the facade, installation of new wall mounted light fixtures, and installation of signage.
A garbage compactor will be add it to the rear of the building as well as to access stores along the northwest side of the building which will include minor alterations to the curb and sidewalks.
Ohh a small portion of the parking lot will be repainted to accommodate ada parking stalls in front of the building as well as parking spaces for customer pickup.
There are no changes proposed the existing building or footprint.
And is the case with basically every retail base planning board hearing they’re looking for approval for signage… some of which will include informative signs such as ”customer pick up” and “I’m here” for curbside pickup.

WASHINGTON TOWNSHIP, N.J. (CBS) -- To celebrate Pi Day, Washington Township High School students have been collecting canned goods all week through their Math Honor Society for their Pi Day Collection.
"If you bring in at least five cans, you can get extra credit - to be able to put it towards your math grade. So it's very helpful to all the students and it makes all of them participate," Arianna Nelli, a Washington Township senior, said.
"That's why you celebrate with circle foods, because it's a circumference of a circle. I'm so grateful that through Math Honor Society I get to do stuff like this," Washington Township senior Anna Tobler said.
Math supervisor Allison Krzyminski oversees the initiative.
"It's been probably about a decade we've been collecting and we just figure it would be a nice way to celebrate Pi Day with our building and our students and give back to the community. I think it's really important for the kids to recognize there's more to the community other than the high school they're in," Krzyminski said.
Friday marks the last day to donate. The items collected will go to the local food pantry Mother's Cupboard.

While they are operating as separate businesses, both Wawa and Burger King share the same roadway access points, which lead into connected parking areas.
Also, as part of the opening of the new “Sewell” Wawa, unfortunately a classic Wawa will be closing… located about 1.5 miles away in Deptford; Route 41 and County House Road. This is extra sad to me because that is my neighborhood Wawa!
Wawa is a large convenience store and gas station brand which is on a significant growth plan.. both in store density in existing areas, as well as expanding into new regions.
Based in the Philadelphia area, their signature food item is the hoagie.. but Wawa is constantly experimenting with new food offerings, including chicken sandwiches, burgers and pizza!
The new Washington Township Wawa is at the Five-Points intersection where Route 47, Route 41, Egg Harbor Road… and Blackwood-Barnsboro Road all meet.
Wawa realizes that a new store is a big exciting moment for the community, so they will be celebrating the opening with a morning of fun activities and free coffee!
The first 100 customers at 8:00 AM will grab a free Wawa T-shirt! (Note: I’ve been to these openings before and people really do line up early!)
Free coffee will be available for all attendees.
And one of their signature Grand Opening community events is the “Hoagies for Heroes” competition where two local emergency services teams compete against each other in a fun hoagie making experience! Wawa makes donations to associated charities.
And of course Wally Goose will be on hand, as well as members of the Wawa management team and local Washington Township officials.
This new Wawa sits along Egg Harbor Road, but right up into the Five-Points intersection.
Access into the Wawa property is front and back of the building… from Egg Harbor Road (Northbound only) and then also from the rear/side of the property utilizing the recently relocated Blackwood-Barnsboro Rd.
The Blackwood-Barnsboro road entrance has the benefit of a traffic signal at Egg Harbor Road which manages safe access to customers from all directions.
Interestingly enough my very first article on this Wawa was exactly five years to today… November 29th 2018!
At the time it wasn’t even really an official announcement… but I had tracked down some real estate marketing documents showing the proposed Wawa as well as a plot of land directly next to the convenience store. Back in 2018 the developer was looking for the second tenant (to join Wawa)… which we know today is Burger King.
if you follow along at the 42Freeway Facebook page, you’re well aware that this Wawa has been eagerly waited by the community for a long time… and at times people thought it just wasn’t coming!
But after covering a dozen or more of these new “Super” Wawas I can share that this project was a little more challenging than others.
First off, the core of this construction timeframe landed right in the middle of a global pandemic.
Additionally, the site preparation for this Wawa is likely one of the most challenging in South Jersey.
Blackwood-Barnsboro Road was literally relocated before the Wawa could be built. The old roadway route… literally goes right through the store!
So let me be clear… there are legit traffic management reasons for moving Blackwood-Barnsboro roadway connection point further back away from the intersection (on Egg Harbor Road).
Mainly, previously traffic at the Five-Points intersection would almost always back up from the light and with the old location of Blackwood-Barnsboro so close… the roadway would be blocked! Plus there was no traffic signal for Blackwood-Barnsboro.
With the new location of Blackwoods-Barnsboro Road being almost 500 feet further back from the intersection, it gives a lot more room for cars waiting at the main intersection traffic signal, as well as Blackwood-Barnsboro gains a traffic signal at Egg Harbor Road.
When you factor in all the variety of extended approvals from the township, County and State levels… you start realizing that a lot more coordination and approvals went into the this project than normal.
An in that mix of the roadway relocation, a larger contiguous plot of land was developed… enabling the development of Wawa and Burger King.

The new plot of land that was created by the relocation of Blackwood-Barnsboro road actually has room for two commercial businesses…. Wawa was first to jump in, and then at a later date Burger King signed on to share the extended plot with them.
The new Burger King is not open yet but it appears that construction is done, and unofficially I’ve been told they are waiting on final approvals which they expect to be only a few weeks away.
I stopped over today at the Burger to check out the new building and caught up with a member of the Burger King franchise team
It’s my understanding that this new Burger King is a relatively newer design model for the flame broiled burger chain.
It features a higher 14-foot high ceiling, where that space was used to install large glass panels to provide and open view into the restaurant from outside, as well as a more dramatic dining experience for customers.
It’s a modern design restaurant with some aspects of an urban feel to it.
